Description
Located in Kağıthane, one of Istanbul's fastest-growing urban districts, the Galleria Park Residence Project is a contemporary residential development designed to meet the evolving expectations of modern city living. Fi Design Office joined the project following the completion of the initial design phase, undertaking the comprehensive development of architectural implementation drawings, BIM-based building modelling, technical detailing, site coordination, and architectural consultancy throughout the construction process. Rather than redefining the architectural concept, our role focused on transforming the existing design into a fully coordinated, buildable project by integrating architectural precision, engineering coordination, and construction expertise. This holistic approach ensured that the project could be executed efficiently while preserving the original architectural vision.
Upon assuming responsibility for the project, the entire design was carefully reviewed from both architectural and construction perspectives. Existing design decisions were analysed in detail, potential site-related challenges were identified, and numerous technical revisions were introduced to improve buildability without compromising the project's contemporary architectural identity. Façade systems, floor plan organization, material junctions, construction details, and coordination between disciplines were refined to achieve a higher level of technical accuracy. The result demonstrates how architectural refinement during the implementation phase can significantly improve both construction quality and project efficiency.
A major component of our scope involved the preparation of comprehensive architectural implementation documentation. Every construction detail was redeveloped to ensure seamless communication between design intent and on-site execution. Façade assemblies, balcony interfaces, window systems, parapet solutions, waterproofing details, wet areas, common spaces, and interior construction elements were all documented through highly detailed technical drawings prepared specifically for construction. Rather than serving as presentation documents, these drawings were developed as practical implementation tools capable of guiding contractors throughout every stage of the construction process.
Particular attention was given to the development of the building envelope. The residence façade, characterized by its clean horizontal lines, generous glazing, and balanced proportions, required careful technical coordination to ensure that its architectural expression could be translated accurately into construction. Material transitions, façade modules, balcony details, insulation systems, and structural interfaces were reviewed and optimized through a series of technical revisions. These improvements strengthened both the visual consistency of the building and the efficiency of its construction methodology, resulting in a contemporary residential façade that successfully combines architectural quality with practical execution.
Beyond drawing production, Fi Design Office provided continuous architectural consultancy to the client throughout the implementation process. Regular communication with contractors, consultants, and site teams ensured that design decisions remained consistent during construction. Material selections were reviewed from both aesthetic and technical perspectives, on-site issues were resolved through coordinated architectural solutions, and construction progress was monitored to maintain the project's quality standards. This consultancy process allowed architectural decisions to evolve alongside construction while preserving the integrity of the original design concept.
One of the project's most significant technical achievements was the development of a complete BIM-compatible digital building model. The entire residential building was reconstructed using Autodesk Revit, creating a comprehensive Building Information Model that supported coordination across all project disciplines. Rather than functioning solely as a three-dimensional representation, the digital model became an active project management tool, enabling architectural, structural, mechanical, and electrical systems to be coordinated within a single integrated environment. This Revit-based architectural modelling process significantly improved communication between design teams while reducing potential construction conflicts before implementation.
Working within a BIM environment also strengthened interdisciplinary coordination throughout the project. Mechanical, electrical, plumbing, and architectural systems were carefully integrated to ensure that shafts, suspended ceilings, service routes, equipment locations, and technical installations functioned together without compromising architectural quality. Clash detection and digital coordination minimized unforeseen site conflicts, allowing technical solutions to be resolved long before construction reached critical stages. This proactive workflow improved construction efficiency while reducing unnecessary revisions and delays.
In parallel with the architectural documentation, Fi Design Office prepared the project's complete technical specifications and quantity surveying documentation. Material specifications defining quality standards, performance criteria, installation methods, and construction requirements were developed alongside comprehensive quantity take-offs and cost estimation documents. These technical documents established a common reference framework for both the client and the construction teams, ensuring consistency throughout procurement and implementation while maintaining the project's intended architectural quality.
Equally important was the preparation of highly detailed construction drawings for every architectural component of the residential development. Façade connections, balcony systems, window interfaces, waterproofing assemblies, interior finishes, wet-area detailing, metalwork, and custom architectural components were documented with production-level precision. Every technical drawing was developed to eliminate ambiguity during construction, allowing contractors to execute complex architectural details accurately and efficiently.
Throughout the entire process, advanced digital modelling played a central role in supporting design revisions and implementation strategies. Three-dimensional coordination enabled the design team to evaluate alternative construction methods, optimize technical solutions, and improve the relationship between architecture and engineering before physical construction began. This methodology significantly increased project accuracy while supporting informed decision-making throughout every stage of development.
The Galleria Park Residence Project demonstrates Fi Design Office's expertise not only in architectural design but also in transforming conceptual architecture into fully coordinated construction documentation. From BIM modelling and implementation drawings to technical specifications, quantity surveying, architectural consultancy, and on-site coordination, every phase was managed through an integrated workflow focused on precision, collaboration, and buildability.
